Annual Association Meeting
Election to the Board of Directors Darren Brown - 1816 Mill Creek Circle, and his wife Kelly, have been members of Overbrook for 17 years. They have three children; Allie, Ashton and Matt. Darren is President and Owner of Arkansas Air Flow. Mike Spigner - 2504 Cedar Creek, and his wife Lisa have been members of Overbrook since 2004. They have 3 children; Kelsey, William and Lindsey. Mike is the Publication Manager at Arkansas Children’s Hospital in the Public Relations department. Richard Palmer - 5916 Elk River, and his wife Kerri, have been members of Overbrook for 7 years. They have two children; Matthew and Jonathon. Richard is a Mechanical Engineer in the Design Section of the Civil Engineering Squadron at the Little Rock Air Force Base. Tommy Scott - 312 Red River, and his wife Rhonda, have been members of Overbrook since 2003. They have two children; Kaley and Caroline. Tommy has his own construction company which builds homes and does remodeling. He also works at Arkansas Best Freight. Notice of a Special OPOA Membership Meeting An OPOA Special Membership meeting has been called by the Overbrook Board of Directors to consider a resolution concerning the Overbrook Five Mile Creek Trail. This Special Meeting will be held Tuesday, September 21, 2010, 6:30pm, at the Overbrook Pavilion. If you have been on Overbrook’s Trail in the last few years you are already aware of its deterioration. The high water caused by flooding rains and the age of the asphalt trail have caused a lot of damage. This year’s estimates for repair to the trail are appoximately $75,000, which far exceeds the funds we currently have available. The Board has considered different options to repair the trail. They considered a large special assessment and also bare minimum maintenance until we can consider another annual assessment increase. Both these options seem undesirable at this time. Therefore the OPOA Board of Directors has been in discussions with the OPOA members whose property directly backs up to the walking trail, Alderman, Charlie Hight and the City of North Little Rock. The City of North Little Rock would like to help us make this trail the jewel it can be for our neighborhood and North Little Rock. The Board has also been working with attorney Basil Hicks to make sure we stay in the bounds of the By-Laws and Bill of Assurance. Our recommendation to be considered in resolution form, is to grant an easement along Overbrook Trail between John F. Kennedy Boulevard and North Hills Boulevard to the City of North Little Rock in accordance with the By-laws. The Overbrook Trail will remain the property of the Association. North Little Rock city funds will be used to make improvements and help maintain the property. They plan to help us build up, widen and repave the path so that it can be used as a bike and walking trail. This resolution will be put before the membership for comments, discussion and a vote at this special meeting. The resolution follows.
RESOLUTION OF THE MEMBERS OF Other News Swimming Pool Resurfacing This fall our Overbrook pool will receive a makeover. After the pool closes in September, work will begin on resurfacing the large pool. The Board has chosen to re-plaster the pool because of the long term durability of the surface and it is the most cost effective choice. This year’s assessment increase received by the membership and the funds that have been saved over the last two years will be used to cover this large expense. Next year, we are hoping to re-surface the tennis courts in the Spring. Again, we would like to thank you for helping us improve our Private Common Areas and encourage you to use them whenever possible. Upcoming Fall Pool Schedule The pool will be open regular hours through Wednesday, August 18th. It will be closed August 19th due to the start of the school year. The pool will then be open Friday’s from 4:00pm to 8:00pm, Saturday’s from 10:00am to 8:00pm and Sunday’s from 12:00pm to 6:00pm. The last day for the pool will be Labor Day, Monday, September 6. Labor Day hours will be 10:00am to 6:00pm. We hope you enjoyed the pool this year. Pavilion Fireplace Repair A large 3 foot by 5 foot portion of the Pavilion fireplace fell recently due to continued weathering and erosion of a corner just above the roof line. This occurred after pool hours and no one was hurt by the falling rocks. This corner has been strengthened and repaired. The pool deck area blocked off for safety concerns has been reopened.
Please remember to check with the Board if your are planning new fences, walls, storage buildings, room additions, swimming pools, decks, TV satellites, dog pens, etc.. Satellite dishes must not be visible from the street.
The City of North Little Rock has approved our application to form a restricted parking District. Overbrook POA Restricted Parking District restricts residential parking in front or side yards on any non-paved surface and prohibits parking any large commercial vehicles in front of homes. The City of North Little Rock Code officers will be enforcing these restrictions.
Please do not throw your leaves and limbs in the Overbrook greenbelt areas. Our lawn maintenance staff has been instructed to place them back in your yard if they find leaves and limbs on the greenbelt areas.
The Overbrook Pavilion is available for your outdoor gatherings through October for a $40 rental fee. Please call the office at 753-4770 if you are interested.
